    I bought a 579 sq.ft 2 BHK apartment in Magnova Manor Phase 2 for my parents who live in Pune. The key reason was the zero distance to Surya Mother And Child Super Speciality Hospital, which is very important for their health. The lift access and the 24x7 CCTV surveillance provide them with security and convenience. The garbage disposal system is also a practical amenity. I haven't peonally visited the site recently, but my parents are happy with the flat. The video door security is an added plus. The carpet area is sufficient for them. I am hoping the maintenance charges are reasonable in the long run.

The 579 sq.ft 2 BHK flat feels spacious enough for our family of three. We liked the children's play area too. However, the traffic on Wakad road during peak houcan be quite bad, which is a concern for daily commutes. The construction seems solid, and the entrance lobby is well-maintained. Having Surya Mother And Child Hospital so close is also a big comfort. Overall, it's a convenient location for families with school-going children, but be prepared for the commute challenges.

    I purchased a 2 BHK flat in Magnova Manor Phase 2 as an investment. The area of Bhumkar Nagar, Wakad is seeing good growth. I chose this project because Magnova Realty has a decent track record. The flat size is around 550 sq.ft carpet area, which is standard. The project was completed in June 2021 and is ready to move in. The landscaping and tree planting is a nice touch. However, I am a bit concerned about the dust from ongoing constructions in the vicinity, which is common in developing areas like this. Access roads could also be improved. But for the rental potential, I think it's a reasonable buy.

The carpet area is decent for a couple. The only small niggle is that the Wi-Fi installation took a bit longer than expected, but it's working fine now.
