It’s a gated community offering 5 BHK apartments ranging from 4500 to 5450 square feet. The property is ready to move in. While the initial investment was significant, between 13.82 crore and 16.73 crore, the area has seen substantial appreciation. Proximity to HITEC City railway station (5 km) and Raidurg Metro Station (3.53 km) adds to its investment potential. The amenities like the gymnasium and swimming pool are well-maintained. My only reservation is the lack of readily available OC details, which is unusual for a project completed so long ago. Still, a solid investment.

It's right next to CHIREC International School in Kondapur, which is super convenient. My partner liked the swimming pool and the gym facilities. Kolla Luxuria's address near KIMS Hospitals Kondapur and CHIREC International School is perfect. Raidurg Metro Station is also just about 3.5 kilometeaway, and HITEC City railway station is nearby. The 5 BHK apartments are quite large, around 5000 square feet, offering ample living space. The only downside I see is the price, which is quite steep at over 15 crore. However, the inclusion of a swimming pool, sports facility, and a community hall makes it attractive. The 24x7 water supply and power backup are essential for a comfortable lifestyle.

Our main priority was proximity to CHIREC International School, and Kolla Luxuria is literally next door. That’s a massive relief for us. The apartment we looked at was 5450 square feet, which gives the kids plenty of space to run around. The community has a dedicated children's play area and also a sports facility, which is great. We did notice some dust from ongoing construction nearby, but the builder Kolla Developeand BuildePvt. Ltd. Assured us that is temporary. The price is on the higher side, around 16.73 crore for the larger units, but the overall environment and amenities seem worth it. It’s a gated community with 24x7 water supply and power backup.
