We decided to book a 4 BHK apartment at Virkar Seven, primarily for the generous living room sizes and the promise of spacious master bedrooms. The built-up area is 1734 square feet, which gives us plenty of room. The Vastu compliant design was important to us. The project is located in Baner, and having Baner Road nearby is convenient. Virkar Developehave included features like rainwater harvesting and a fire fighting system, which are good. The infinity pool is a nice touch for relaxation. The main drawback is the price, which is quite high, going up to 2.99 Cr. Also, the dust and noise from ongoing construction in the vicinity can be noticeable.

I was looking for a sound investment and Virkar Seven in Baner seemed promising. The configurations offered are 3 and 4 BHK, with the 3 BHK being 1424 square feet built up. The price range of 2.29 Cr to 2.99 Cr is definitely on the higher side for Pune, but the builder, Virkar Develope, has a decent track record. I'm hoping for good appreciation. The completion date is May 2027, which gives them enough time. One thing that concerns me is the lack of OC received information at this stage; it's usually available by now for projects nearing completion. I will be monitoring the progress closely.

The apartment size is 1424 square feet built up, and having only two apartments per floor sounds nice for peace and quiet. I really liked the infinity pool feature. However, the price, starting at 2.29 Cr, felt a bit steep for my budget, and the parking area seems a bit tight looking at the floor plans.
