    I evaluated Ultima Skymax from an investment pepective. The location in Kakkanad, near Infopark, presents good potential for rental income, given the IT hub nearby. The starting price of 27.76 Lakh for a 1 BHK is competitive for the area. The developer, Ultima Builde& Develope, delivered the project by July 2014 and it is ready to move. The built-up areas are generous, with 2 BHKs starting at 1719 Sq.ft. My primary concern, however, is the lack of readily available information on the Occupancy Certificate (OC). This is a critical document for any property purchase, especially for resale or loan purposes. The range of apartments, from 1 to 4 BHK and penthouses, offevariety.

One thing I've noticed is that the parking area could be more efficiently designed; it feels a bit cramped sometimes.     We chose Ultima Skymax because of its proximity to schools. Rajagiri Christu Jayanthi Public School is only nearby, which makes the morning commute for our kids much easier. The apartment is Vaastu compliant, which was important to my wife. The only drawback we found is that the immediate surrounding area can be dusty during certain construction phases happening nearby, but hopefully that will settle down.
