The price point, ranging from 46.19 Lakh to 84.82 Lakh, fit within our budget for a larger home. Having a swimming pool, tennis court, and a jogging track right here is a huge plus for our active lifestyle. We booked a 3.5 BHK villa that was ready to move in. The only drawback we noticed during our visit was the traffic noise from the nearby National Highway 163, which is only 2.1 kilometeaway. However, the internal community seems very well-planned.

After retiring, I wanted a comfortable and well-equipped place to live, and Modi Sunshine Park seemed like a good fit. I selected a 3 BHK villa. The project was completed back in May 2010, so it’s an established community. I particularly liked the landscaping and tree planting; it makes the area very pleasant. The availability of a grocery shop within the complex and a gymnasium is very convenient for daily life. While the price range for the villas is between 46.19 Lakh and 84.82 Lakh, I felt it was reasonable for the amenities provided. My only slight concern is the lack of readily available OC information, but I'm sure it will be sorted.

The project is ready to move, which was convenient. The villa is 2736 square feet, offering plenty of space. I appreciate the landscaping and the availability of a gymnasium and swimming pool. The proximity to Delhi Public School, just 1.86 kilometeaway, is also a bonus, though I don't have children. My main concern is the parking; it feels a bit cramped if you have more than one vehicle. Otherwise, the project by Modi Buildeis quite good.
