This is my fit flat purchase, and I chose Luxetech Bhagyoday in Baner, Balewadi Phata. I really liked the layout of the 2 BHK flats, especially the carpet area which is around 480 Sq.ft. It feels spacious enough for me and my husband. The project is under construction and scheduled for completion in July 2028. Luxetech Estates LLP P seems to be a reputable developer. They have included 24X7 Water Supply and Landscaping & Tree Planting, which are important for daily living. The only slight worry is that parking is open parking, and I hope it will be sufficient when we move in. The location is good, close to daily necessities.

The biggest advantage for me is its closeness to Balewadi Phata Bus Stop, just a 5-minute walk, making commuting easier. It's also not too far from NH-48. I am hoping the construction quality is good.
