We bought a 4 BHK apartment in Dev Aurum, which is around 2500 square feet built-up area. The price was about 1.93 crore. It is ready to move, which was convenient. The location in Prahlad Nagar is decent. It's close to NH 8 and NH 8C, and the international airport is within nearby. The swimming pool and gymnasium are good amenities. The building was completed in 2012. My main concern is the lack of an OC received, which makes me a bit uneasy about future resale value. Other than that, the apartment is spacious and the surroundings are generally quiet.

The building itself was completed in 2012, so it’s not brand new, but it seems well-maintained. The sea facing aspect mentioned in some descriptions is a bit of an exaggeration for this location, but the green spaces are nice.

The proximity to Shyamal Crossroads is also helpful for our weekend outings. The apartment is Vastu compliant, which my wife insisted on. The construction is from 2012, so it's a bit older, but seems solid. One thing is the traffic on Anand Nagar Cross Road can get quite heavy during peak hou, making it a little difficult to get out sometimes. Still, having the school so close makes it worth it.
