I purchased a 3 BHK flat which has a super builtup area ranging from 1127 to 1302 square feet. The price point of around 51 Lakhs felt reasonable given the area and amenities. Shatapatri Estates Pvt. Ltd seems to have a decent track record. The project is under construction with a completion date of December 2026. One minor concern is the traffic on OMR during peak hou, but that's common for this stretch. The availability of a gymnasium and club house is a nice bonus for residents.

The budget was within our expectations, around 42 Lakhs. It's currently under construction and scheduled for possession in December 2026. The developer, Shatapatri Estates Pvt. Ltd, has promised good quality construction. The amenities like the reading lounge and 24x7 CCTV surveillance are reassuring. The only drawback we noticed is that the Illalur Bus Stop is about 3 kilometeaway, which might be a slight inconvenience for daily commute without a peonal vehicle. Overall, a decent option.

The super builtup area for the 2 BHK is between 969 and 1013 square feet, which seems like a good size for us. The price was around 45 Lakhs. It is still under construction and expected to be ready by December 2026. The location on OMR Road in Thaiyur is convenient. We liked the floor plans and the overall look of the project.
