The project was completed by Abhaysinh Dhadve Patil Constructions and ready for occupancy from June 2019. The inclusion of energy management as an amenity is a forward-thinking detail. Its location near Balewadi Phata provides reasonable connectivity, although direct access to NH-48 is nearby, which is a bit of a distance for frequent travel. The Mumbai-Pune expressway is also accessible. My main reservation is the lack of clear pricing information initially, and while it's ready to move, there's always a slight concern about the long-term maintenance costs in such projects.

I recently moved into Abhaysinh Blue Bell. I picked a 2 BHK flat, which has a carpet area of 659 Sq.ft. It’s compact but works well for me. The location in Baner is convenient for my commute, although the traffic on Baner Road can be heavy sometimes. It’s good that they have included recreation facilities and storm water drains. The Balewadi Phata Bus Stop is nearby, which is handy. I do find the 839 Sq.ft carpet area for the 3 BHKs a bit small if I were to consider upgrading later. Still, it's a solid option for now.

However, the electrical meter room being a common amenity means it might be noisy or busy sometimes. The location is decent, being close to Jupiter Hospital (2.2 km) is a benefit. I wish the parking was a bit more open, but it is closed car parking available. It's a quiet enough place for my retirement.

We got a 3 BHK flat, around 840 Sq.ft carpet area. The size is comfortable for our family of four. Being ready to move in since June 2019 was a big plus. The development by Abhaysinh Dhadve Patil Constructions has some good facilities like recreation areas and storm water drains. My only slight concern is the traffic on Baner Road during peak hou, it can get quite congested. The nearby Balewadi Phata Bus Stop is also helpful for public transport options. It’s a decent family-friendly location.
