The Vastu compliant design was a key factor for me. Having the hospital and school within zero kilometeis extremely convenient, especially at my age. The solar power system and lift facility are also very practical. The area is relatively peaceful, though some external noise can be heard sometimes. The developer, Vraj Buildcon, seems reliable.
