I am considering a 2 BHK at Univeal Univeal Arcade, perhaps around 700 Sq.ft. It seems spacious enough for me and my needs. The project by Univeal Construction Co is under construction, with completion expected by March 2027. The location in Ushagram is quite accessible. I also checked out Purana Station Bus Stop which is also nearby, making travel easier if needed. The only slight worry is the construction dust, but that's usual for under-construction sites. Overall, the convenience of location is the biggest draw for me.
