The proximity to S S Divine School, which is about 5 kilometeaway, is a major plus for us. The community hall is a nice touch for gatherings. We looked at the 2 BHK also, which is 635 square feet, but opted for the larger one. The price is in the 80-90 Lakh range. One small concern is the traffic can get a bit heavy during peak houon the main road.
