I purchased a villa in Shivam Samprat for my parents who live in Vadodara. Being an NRI, I needed a reliable developer like Shivam Enterprise, and a ready to move property was essential. The 3 BHK villa with 1800 Sq.ft built-up area is spacious enough for them. The price point of around 63 Lakhs was acceptable considering the quality and amenities. Proximity to BAPS Shastriji Maharaj Hospital and VIBGYOR High School on Padra Road is very convenient for them. My parents mentioned the children's play area is well-maintained, which is good for visiting grandchildren. The power backup is crucial as they have experienced power outages before. The landscaping makes the community look pleasant.

This Shivam Samprat project in Bhayli, Vadodara, was a good find for us. We were looking for a ready to move villa and found this one from Shivam Enterprise. The 3 BHK villa we looked at had a built-up area of 1757 Sq.ft. The price was around 62 Lakhs which felt reasonable for the size and location. It's close to Padra Main Road, which makes getting around easy. The cycling and jogging track is something my wife is really looking forward to using. The gymnasium is also a good facility to have within the complex. We also liked the landscaping and tree planting around the property, it feels quite green. Power backup is also a relief, especially during monsoon season. Overall, it’s a peaceful community.

The villas are priced between 61.5 Lakh and 63.0 Lakh, and given the area of 1757 to 1800 Sq.ft, the per square foot rate is quite competitive in Vadodara. Shivam Enterprise has a history of completing projects, which gives some comfort. The ready to move status was a major factor for me, avoiding the uncertainty of under-construction properties. The location in Atladara, near the Jain Temple and opposite Banco Product Ltd., is developing well. However, the OC not being available is a slight concern for future resale value, but since it was completed in 2012, this should ideally be sorted. The indoor games facility is a nice addition for families.
