This is my very fit flat purchase, a 2 BHK in Royal Lupin Larch. I was looking for something ready to move and this fit the bill. The carpet area is around 700 Sq.ft, which seems like a good size for a start. The developer, Royal Infrastructure, handed over the property in March 2017. I liked that the project is located near Green Heaven, opposite the Bhayli Railway Station. It’s convenient to get around Vadodara from here. One thing I noticed is that the construction dust can be a bit much sometimes, especially with ongoing work in the vicinity. But overall, the apartment layout looks good and practical for a fit home.

We bought our 2 BHK here a couple of months ago. It's ready to move which was a big factor for us. The carpet area is about 675 Sq.ft, which feels quite adequate for our family. Royal Infrastructure seems to have completed the project on time, back in March 2017. The location in Bhayli is decent, close to the Atladra - Padra Road. My only concern is that during peak hou, the traffic can get a bit slow getting onto the main road. However, the proximity to schools like VIBGYOR High School is a definite plus for the kids. We are hoping the maintenance charges will be reasonable going forward.

One minor issue is the water pressure on higher floo, which can sometimes be inconsistent during peak usage times. However, the overall feel of the community and the apartment quality are satisfactory.

While the apartment itself is spacious, the parking situation seems a little tight, especially if you have multiple vehicles, which is something we will have to manage. The nearby VIBGYOR High School is also a consideration for future family planning. Overall, a solid property.
