I bought a 2 BHK unit in Shivaganga Smaran as an investment. The pricing at 34 to 35.02 Lakhs for 1000-1030 sq.ft built-up area seemed competitive for South Bangalore, especially considering it was ready to move. Shivaganga Infra has a decent track record. Kumaraswamy Layout is an established area with good connectivity to Outer Ring Road and Kanakapura Road. Rental demand should be steady here. The proximity to metro stations is a plus for future appreciation. I checked the construction quality and it looked acceptable for the price point. I'm hoping for good rental yields.

We just moved to Bengaluru and needed a place quickly. Shivaganga Smaran was ready to move in, which was perfect. We got a 1000 sq.ft 2 BHK flat for around 34 Lakhs. The location in Kumaraswamy Layout is quite convenient, close to Outer Ring Road and Kanakapura Road. Delhi Public School is also very nearby, which is good. The building has essential amenities like 24x7 water supply and power backup. Security seems decent too. My only slight worry is the traffic noise sometimes, as it's quite close to the main roads. Overall, it's a functional home in a good area for the price.

After evaluating a few options, I finalized on Shivaganga Smaran. The 2 BHK flat we purchased is 1030 sq.ft, and the price was around 35.02 Lakhs. It's a ready-to-move property completed in March 2014. The location in Kumaraswamy Layout offegood connectivity, being near Outer Ring Road and Kanakapura Road. Vasavi Hospital is also not too far, nearby. The building has all the necessary amenities like a gymnasium, community hall, and 24x7 security. My main concern is the lack of official OC received, which is a bit unusual for a project completed yeaago. However, the price was attractive.

It's a ready-to-move flat, so we could shift in immediately after purchase. The location is quite central in Kumaraswamy Layout, and it's easy to get to the Outer Ring Road for our commutes. Having a metro station nearby is a bonus. The amenities like the gym and community hall are good. One issue we are facing is the parking; it can get a bit congested sometimes, especially when visitocome. Other than that, we are happy.

However, the overall construction feels a bit dated, and there's noticeable dust from the nearby construction activities. We are hoping the builder addresses these minor issues.
