My only minor concern is that the access road to the project might be a bit narrow for easy vehicle movement during peak hou, but it’s not a major dealbreaker for me. It's ready to move, which suits my immediate plans.

My only slight worry is the distance to the hospital, which is nearby. It's manageable, but something to consider for emergencies. Overall, a good plot for building our future home.
