From a financial pepective, Gulmohar Heritage presented an interesting opportunity. The project is by Gulmohar Development and the flat configurations are 2 BHK. I was looking at the 1130 square feet built up area which is quite spacious. The price starts at 1.24 Crore. What caught my attention was that it is ready to move in, meaning no waiting period for possession. This project is located in Pimpri Chinchwad, Wakad, an area that has seen significant development. I also noted the inclusion of a gymnasium and a Spa/Sauna/Steam facility, which are good amenities to have. The fire fighting system and rain water harvesting are also standard but important inclusions for any residential project. The overall build quality seemed decent during my site visit.

Having power backup is also important for peace of mind. I am hoping the community living here will be peaceful and enjoyable.

Key amenities like gymnasium, Internet/Wi-Fi, and power backup are present, which are attractive to potential tenants. While OC received is not available, the project was completed in November 2014. The main road access could be slightly better, requiring a small detour. Still, for the investment, it seemed like a sound choice.
