Having retired recently, my wife and I wanted a calm place in Goa. D Kurtarkar Hill Side in Shanti Nagar seemed like a good option. We looked at the 3 BHK villas which are quite spacious, around 2170 square feet. The price point, starting from around 84 Lakhs, was a bit high, but the size and location justified it for us. The property is described as luxurious, and the balconies in each room are a nice touch. They also have internal roads and footpaths, which makes it pleasant to walk around. The proximity to A. J. De Almeida High School, nearby, is convenient though we don’t have kids. We did notice some dust from nearby construction, but it’s a common issue in developing areas. Overall, a peaceful environment.

Moving to Goa for work at Platicare Hospital, I needed a place quickly. D Kurtarkar Hill Side offered ready-to-move apartments, which was perfect. I chose a 2 BHK, approximately 893 square feet, for around 34.84 Lakhs. The price was very attractive given the location in South Goa. The developer, D Kurtarkar Enterprises, seems to have completed this project a while ago, in December 2013. It’s relatively close to the airport, nearby, which is convenient for travel. The children's play area and cafeteria are nice additions for the community. My main concern is the road access – you have to go off the main Ponda-Durbhat Road, and the last stretch can be a bit bumpy. Still, it’s a good value for money.

This is my fit property purchase, and I was a bit nervous. I bought a 2 BHK apartment in D Kurtarkar Hill Side. It's about 893 square feet and cost me around 36 Lakhs. The location in Shanti Nagar, South Goa, is quite nice and away from too much noise. The project was completed in December 2013. I liked that each room has a balcony, which feels very airy. There’s also power backup, which is essential. The developer, D Kurtarkar Enterprises, has given us some basic amenities like a children's play area. The main thing I’m a bit worried about is the traffic noise during peak hou, as it is off a main road, and the lack of OC details. Otherwise, it feels like a good start.

While the property itself is good value, the nearby hospital is over nearby, which is a bit far if there’s an emergency. The lack of an OC certificate is also a point of consideration, but for the price, it seems acceptable for a starter home.

The price was around 35 Lakhs, which was within our budget. The location off Ponda-Durbhat Road is quite peaceful, away from the main city hustle. It was completed in December 2013, so it’s not a brand new construction but seems well-maintained. Power backup is a useful amenity, especially during the monsoons. The developer, D Kurtarkar Enterprises, has a few projects in the area. The only slight issue is that the OC is not available, which is a bit concerning for future resale value, but for our immediate needs, it works.
