    Anand Enclave in Gottigere is a decent project by TR Develope& Builde, though not without its quirks. I bought a 3 BHK of 1400 Sq.ft for my family. The location is generally good, with schools and hospitals nearby. However, the road leading to the project can get congested, especially during office houThe price point, with 3 BHKs going up to 63.0 Lakh, is competitive but maybe a little high for the current market conditions. The amenities are standard – gymnasium, children's play area, banquet hall. Water storage is adequate. It's ready to move, which was a major factor for us, but the OC status is not readily available, which is a minor concern for future resale.

The price was on the higher end of our budget, around 60 Lakhs, but the spaciousness justified it. Being ready to move in was crucial. The location in Gottigere is convenient, with National Public School just a minute away. My only concern is the traffic noise sometimes, given its proximity to Bannerghatta Road. My main issue is the parking; it can be a bit challenging to find a spot during peak houif you have guests. Overall, the TR Develope& Buildeproject offegood value, especially considering it was completed in 2014 and is ready to move. The price was around 42 Lakhs.

Konanakunte Cross Metro Station is also within a reasonable driving distance of 11 minutes. The building has essential amenities like a children's play area and a jogging track, which my kids enjoy. The construction quality by TR Develope& Buildeis decent, and the maintenance charges are manageable. I paid around 45 Lakhs for my flat, which felt fair for the amenities and location.
