I bought a residential plot of 12000 square feet at Venus Riviera. It was a significant investment, priced at 58.23 Lakh, but I plan to build a larger home later. The location in ECR Vayalur, Chennai, is quite serene. Being ready to move, the infrastructure like roads and water supply is already in place, which is a plus. I was impressed by the variety of amenities offered, especially the swimming pool and the party hall. However, the access road to the project is a bit narrow and can get congested sometimes. Also, the restaurant on-site is quite basic. I hope Catalyst Properties continues to maintain the common areas well.

Catalyst Properties has been responsive to queries, which is reassuring from abroad. The only small concern is that OC was not readily available.

The project was completed in January 2010, indicating a developer with some track record. However, the lack of readily available OC details was a point of concern during my due diligence. The amenities like the amphitheater and restaurant are nice additions. Parking seems adequate for residents.

The project is ready to move, which was a major advantage for us. The club house facilities, including the gymnasium and swimming pool, are well-equipped and offer good recreational options. The restaurant on-site is convenient for hosting guests. The pricing was in the mid-range of their offerings, around 50 Lakh. My only minor complaint is the dust on the main road during construction work nearby, but that's common in developing areas. The developer, Catalyst Properties, has maintained the common areas well.

Finally bought our own place after yeaof renting! We looked at several options before settling on Venus Riviera by Catalyst Properties. We picked a 3 BHK villa with a plot area of about 1800 square feet. It feels much more spacious than our old rental. The Children's Play Area is a big hit with our daughter. We paid around 30.50 Lakh for our villa, which was within our budget. The only slight issue is the road leading to the project; it could be a bit wider and better maintained. But considering the overall value and the ready-to-move-in status, we are happy with our decision. The community atmosphere is also very pleasant.
