The built-up area for the 2 BHK is between 900 and 1100 square feet, which feels quite spacious for me. The price was around 35 Lakhs, which fit my initial budget. The developer, Trinity Ventures, seems reliable. My only concern is that the area can get quite dusty during construction phases in nearby projects, but hopefully, that will settle down soon.
