I recently purchased a 1.5 BHK flat at Thilaga Castle in Ayanavaram. The built-up area for this configuration is 850 square feet. Being retired, I wanted something comfortable and not too large. The project was completed in November 2012, and it is ready to move in. The location near Chennai Central is quite convenient for getting around. The main positive is the proximity to Bhavan's Rajaji Vidyashram and MGM Healthcare, which are important for my needs. The price was around 53.55 Lakh for the 1.5 BHK. My only minor concern is the lack of information on OC received, but the builder, Thilaga Construction Pvt Ltd, has a history of projects. The multipurpose room is a nice addition.

The 2 BHK flat size is 872 square feet built up, which seems like a good size for them. Ayanavaram is a well-connected area. The location is Mylappa Street, Old. No.46, New. No.70. My parents liked the multipurpose room for when guests visit. We are a bit concerned about not having the OC received yet, but the builder Thilaga Construction Pvt Ltd has been around for a while. The price range for the flats is between 53.55 Lakh and 89.84 Lakh. Overall, it seems like a decent option for my parents' comfort and convenience.

I bought a 2 BHK flat which has a built-up area of 872 square feet. The price was within my budget, around 55 Lakh. It is ready to move in, which is very convenient. The location is central and close to Perambur Bus Depot, making commuting easy. I also appreciate that it's near MGM Healthcare. The multipurpose room is a good facility to have. While the project was completed in November 2012, I am hoping the lack of OC received will not be an issue. Overall, a solid purchase.

The location in Ayanavaram is very convenient because Bhavan's Rajaji Vidyashram is nearby, which is perfect for our kids. It is also close to MGM Healthcare. The price point for the 2 BHK was around 55 Lakh, which felt reasonable for the area. The multipurpose room is a nice bonus for family activities. We are happy that it is ready to move in. Our only slight worry is the traffic on Mylappa Street during peak hou, but we are managing. Thilaga Construction Pvt Ltd seems to have built a good community space.

The location in Ayanavaram is quite central and close to Chennai Central. It is also convenient for us as teacheto commute. The price for our flat was about 55 Lakh. We really liked the multipurpose room available for gatherings. It's great that the project by Thilaga Construction Pvt Ltd is ready to move in. One small issue we noticed is the dust from the surrounding areas, which is common in developing parts of Chennai. However, the convenience and the space make up for it. The construction quality appeasolid.
