Shetrunji Apartment CHSL, & Saryu CHSL (hereinafter referred as the Participating Society's) of Sahakar Gram Layout jointly Invites bids from reputed developers for their redevelopment project under DCR 33 (7) (B) and entitled for 3900.00 Sq. Meters excluding RG area & Road Area taken in FSI (as per respective Unilateral Conveyance Deed) out of undivided land parcel forming part of the larger land parcel of 12620.00 Sq. Mtrs Forming the part of CTS Nos. bearing CTS No. 19, CTS No. 20, and CTS No. 95 of Village-Wadhwan and Taluka-Borivall situate, lying and being at Sahakar Gram, Ashok Nagar Cross Road No.03, Kandivali East, Mumbai-400101, along with the "Participating Society/s Land & Buildings", standing thereon adjacent to 18.30 Mts on South, 13.40 Mts on North and 9.15 on East wide External Existing Road of undivided larger layout along with 22.00 Ft wide Intermal Accessible Road for both the participating societies, In Mumbai Suburban District.
The Blank Tender Forms to be obtained from PMC's Office -between 24/09/2025 to 15/10/2025 during 11:00 am to 06:00 pm (excluding Sundays & Public Holidays) on payment of two (02) separate Demand Drafts/Pay Orders of Rs.12,500/-Rupees Twelve Thousand Five Hundred Only) each in favor of the Participating Society/s, as Non-Refundable Fees making aggregate amount of Non Refundable Tender Cost of Rs. 25,000/-Rupees Twenty Five Thousand Only) payable in the form of Pay Order / D.D./Bankers Cheque only in favor of the respective society's.
NOTE:
1) The Conveyance is in vour of the Participating Societies vide registered Unilateral Conveyance Deed. The property registration card (PR Card) stands in the hame Agriculture and The successful bidder / promoter shall transfer the name of the Participating Societies respectively on Property Registration Card at his own cost, resources and consequences.
2) The Participating Society/s is adjacent to 18.30 Mts on South, 13.40 Mts on North and 9.15 Mts on East wide Existing Road since the layout is undivided and DP Remark is of larger layout bearing CTS. 19, 20 & 95.
3) For DP Remarks: There is a change / correction in DP Remarks for bifurcation of the larger plot bearing CTS No. 19, 20 & 95 which is to be corrected / amended as per Cadastral Survey Plan (CTS) Plan) at developers resources, cost and consequences.
4) The bidder/promoter shall propose Residential to Residential Redevelopment Proposal under Reg. 33(7) (B) of DCPR 2034.
5) Sealed Tender to be submitted on 01/11/2025 between 03:00 pm to 07:00 pm at Participating Society/s Office.
6) EMD (Earnest Money Deposit): Two separate Demand Drafts/Pay Orders, each worth Rs. 5,00,000/-(Rupees Five Lakhs Only), in favor of each Participating Society aggregating to Rs. 10,00,000/- (Rupees Ten Lakhs Only) to be submitted along with the Sealed Tender.
7) The Participating Society/s Reserves Its Right to Reject/ Refuse/ Cancel Any/ All Tenders Without Assigning Any Reason of Whatsoever Nature.
Project Highlights
1) There are 2 (Two) Garages in Saryu CHSL admeasuring 128.00 Sq. Ft Built Up Area and 140.00 Sq. Ft Built Up Area respectively (as per registered conveyance deed bearing no. BRL-2-7279-2013 dated 05/10/2013) but the same are not reflecting in last approved plans of MCGM.
2) The Participating Societies consists of the following 02 societies namely: Shetrunji Apartment CHSL: Consisting of 3 wings namely "A, B & C: wings with awings having Ground plus Four Upper floors having 20 (Twenty) Residential Flats in each wing having total of 60 (Sixty) Residential Flats Admeasuring 22370.00 Sq. Ft 2078.23 Sq.Mtrs) MOFA Carpet Area.
