Sealed tenders are invited from experienced and financially sound Developers for the Joint Redevelopment of Borivali Manish CHS Ltd; Borivali Vyomesh CHS Ltd; Sminu CHS Ltd; New Prem Nagar CHS Ltd situated on CTS NO. 2413/1 & 2413/2, Village Eksar, S.V. Road, Borivali West, Mumbai-400092.Area of Land: (Title documents): 11,240 sq. mts [Incl. of Prorata RG] (Survey): 10,780.54 sq.mts [Incl. of Prorata RG] consisting of 312 Residential Members, 35 Commercial/Retail Members and 1 Community Hall.
The Tender document should be collected from the Society office of Sminu CHS Ltd, between 22-09-2025 to 01-10-2025, between 11:00 am to 2:00 pm on payment of Rs 5,00,000/-(non-refundable) by Demand Draft [Rs 1,25,000/- each in the name of
(i) Borivali Manish CHS Ltd.
(ii) Borivali Vyomesh CHS Ltd.
(iii) Sminu CHS Ltd.
(iv) New Prem Nagar CHS Ltd.
Duly filled sealed Tender should be submitted at Society office of Sminu CHS Ltd. between 21-11-2025 to 25-11-2025, between 11.00 am to 05.00 pm.
Eligibility Criterias
At least one project of 5,50,000 sq. ft. (Five Lakh Fifty Thousand sq. ft.) under redevelopment /development during last 5 years preferably in MMR area.The Tenderer should have completed at least one high-rise building having height of 120 meters or more in the past 3 years.The Tenderer shall have an Average Turnover of Rs 501 Crores per annum for the last 3 years.The Tenderer shall have the net worth of minimum Rs.601 Crores.Bid from only Companies or Limited Liability Partnerships ("LLP") / Special Purpose Vehicle (SPV) shall be considered.The Tenderer shall submit the necessary documentary evidence for all of the above.
The Societies jointly at their discretion may relax/modify the above and reserves its right to accept or reject any or all the applications without giving any reason/justification/ex planation whatsoever.
Project Highlights
Existing buildings are more than 40 years old, situated on a sub-lease land and its conveyance has to be obtained by the developer at its own cost. The property is accessible on the East side by 27.40 m wide Sardar Vallabhbhai Patel Road, on the South side by 18.30 m wide Gymkhana Road, on the West side by 18.30 m wide Prem Nagar Road.
