Gorai Golden Sands Co-operative Housing Society Ltd., invites bids from reputed developers for their Residential Cum Commercial Redevelopment Project to be proposed on a Plot of Land bearing Plot No. 44, Rajyog Marg, Gorai-II, Ward R/C, Village-Borivali West of Taluka-Borivali, Mumbai - 400092. 

Admeasuring 1253.65 Sq. Meters (Hereinafter referred as The Sald Society); along with the "Society's Building Structures" standing thereon hereinafter known as "Society's Land & Building", adjacent to 18.30 Meter wide Road, in Mumbai Suburban District. 

The Blank Tender Forms may be obtained from PMC's Office between 29/10/2025 ΤΟ 19/11/2025 during 11:00 am To 06:00 pm (excluding Sundays & Public Holidays) on payment of Non-Refundable Fees of Rupees Ten Thousand Only (Rs. 10,000/-) payable in the form of Demand Draft / Pay Order only in favour of the Society.

NOTE:
1) MHADA has executed the Indenture of Lease in favour of the Society, and currently which is to be renewed at the resources, costs, and consequences of the successful bidder.

2) The existing building is ground plus seven (07) storey consisting of two Wings viz. A & B wings respectively, having Total Fifty (50) residential units plus thirteen (13) commercial units aggregating to Total of sixty-three (63) residential and commercial units.

3) The last approved plan of the society shows said society is ground plus plus seven (07) storey structure, having eleven (11) No. of Commercial Units having an area of 318.09 Sq. Mtrs. (3423.92 Sq. Ft.) and fourty nine (49) No. of Residential Units having an area of 2008.90 Sq. Mtrs. (21623.69 Sq. Ft.) all aggregating to the total of Sixty (60) units admeasuring 2326.99 Sq. Mtrs. (25047.72 Sq. Ft.) MOFA Carpet area.

4) On site there are 13 commercial units on the ground ground floor which have been changed, submerged or attached with the original eleven (11) commercial units thus aggregating too thirteen (13) commercial units. Kindly note the total numbers of residential and commercial members will be consider as per the physical possession of the society.

5) The bidder/promoter shall propose Residential cum Commercial Redevelopment Proposal under DCR 33(5) of DCPR 2034.

6) Sealed Tender to be submitted on 29/11/2025 between 03:00 pm to 06:00 pm at Society's Office.

7) EMD of Rupees Five Lakhs Only (Rs. 5,00,000/-) Payable in the Form of Pay Order/DD only in favor of the Society while submitting the Tender.

8) Society may seek additional information, over and above information mentioned in tender.

9) Society Reserves Its Right To Reject / Refuse /Cancel Any / All Tenders Without Assigning Any Reason Of Whatsoever Nature.
