The property is accessible on west side by 18.30 mts. wide Lokhandwala market road, 9 mts. Wide cross road at north side. The existing buildingare about 40 years old, from reputed, well-experienced, technically capable and financially sound and have successfully developed /redeveloped five projects of which minimum two projects are having area of five Lacs sq.ft. during last five years with minimum average turnover of last five years shall be 400 crores and inhouse facilities of obtaining approval from BMC till OC and to be designed by well reputed senior firm of Architects. 

The tender document will be issued to the interested developers from the office of the Troika Apts.CHS Ltd., Cross Road No. 3, Lokhandwala Complex, Andheri West, Mumbal -400 053 between 11.00 a.m. to 5.00 p.m. from Friday 03.10.2025 till Saturday 18.10.2025 from society's manager Mrs. Sheela Behere, on total non-refundable tender cost of Rs. 60,000/- by demand draft proportionately as Rs. 20,000/- each in favour of Troika Apts CHS Ltd. and Versova Breeze CHS Ltd. and Rs. 10,000/- each in favour of Versova Citizen CHS Ltd. and Palmspring CHS Ltd. 

The tenderers seeking clarifications in respect of work are advised to submit the same in writing from Wednesday 08.10.2025 till Tuesday 28.10.2025 during the above mentioned office hours and sent by email and also to The clarifications on querries of tenders shall be answered /notified in writing through above email to the tenderers on Friday 07.11.2025. Duly filled tender should be submitted at the office of Troika Apt. Co-op. Hsg. Society Ltd. between 11.00 a.m. to 5.00 p.m. by or before Saturday 22.11.2025 alongwith total EMD of Rs. 45,00,000/- in form of demand draft proportionately as Rs. 15,00,000/-each to Troika Apt. CHS Ltd., and Versova Breeze CHS Ltd. and Rs. 7,50,000/- each to Versova Citizen CHS Ltd. and Palmspring CHS Ltd.
