We are currently renting and wanted to buy our own flat. Techman Moti City in Modinagar seemed promising. We are a family of four, so we looked at the 3 BHK flats which have a built-up area of 1240 Sq.ft. This size appeacomfortable for us. The project has essential amenities like lifts and a theme park for children. Its location near Fafrana Road and SPAH HOSPITAL MODINAGAR is also convenient. However, we did notice that the traffic on the main road can be a bit heavy during peak hou, which is a minor concern. Techman Buildwell is constructing it, aiming for completion in December 2021. We are seriously considering this as our fit home.

I purchased a 1 BHK flat here mainly because of the location. It is quite convenient, with Modinagar Bus Stop and St. Teresa's Academy only about 2 kilometeaway. The built-up area for the 1 BHK is 665 Sq.ft which feels adequate for one peon. Techman Buildwell has included a children's play area and a gymnasium, which are good amenities to have. The project is under construction and expected completion is December 2021. My only concern so far is the dust from the construction site, which is quite a bit. I hope they manage it better as we get closer to handover. Overall, it seems like a decent investment for a single peon.
