The location in Bhubaneswar, Khorda is decent, very close to Carmel English medium school, which is great for future planning. Sakuntala Market Complex is also just a 3-minute drive away, so daily shopping won't be a hassle. The developer, Tathastu Infrastructure, seems to have a good reputation for timely delivery in their other projects. I visited the site and the construction quality looks solid. I am a bit worried about the traffic on the main road during peak hou, but hopefully, it settles down. Overall, I'm feeling good about this purchase.
