I purchased a 2 BHK unit in Sun Affordable Flats primarily as an investment. The price range for these apartments, starting from around 28.31 Lakhs for a 1 BHK up to 76.67 Lakhs for a 3 BHK, seemed reasonable for the South Delhi location. The project by Sun Real Estate is ready for possession, which is ideal for investolooking for immediate returns or to avoid long waiting periods. The 790 sq.ft to 1014 sq.ft sizes for 2 BHKs offer good options. The proximity to Saket Metro Station and hospitals is a positive point for future rental demand. However, the surrounding area still has some developing infrastructure, which might affect property appreciation in the short term.

We just moved into our 2 BHK at Sun Affordable Flats. The built-up area is about 790 sq.ft, which feels quite spacious for us. Getting to the Saket Metro Station takes around 10-12 minutes, which is convenient for my commute. The 24/7 water supply is a big relief, no more worrying about timings. Power backup is also in place, so that's good. Sun Real Estate seems to have focused on basic necessities. The only downside is the road leading to the project can get a bit congested during peak hou, especially near the main road. Overall, it's a decent place for young professionals.

We chose Sun Affordable Flats because it's close to St. Mary's Public School, which is about a 20-minute drive. Our 3 BHK is 1178 sq.ft and provides enough room for the kids to play inside. The hospital nearby, Max Super Speciality Hospital, is a great comfort knowing it's a short distance in case of emergencies. The project is ready to move in, which was a major factor for us. However, the construction dust can be a bit much sometimes, but that's common in South Delhi areas that are still developing. We are hoping the surroundings improve over time. The amenities like fire sprinkleare reassuring.

It’s a ready-to-move-in property, which means immediate rental income potential or peonal use without waiting. The completion is scheduled for September 2024, which is quite soon. Sun Real Estate has a decent reputation. The location in Neb Sarai, South Delhi, is accessible. My only concern is the parking space; it seemed a bit limited when I visited, which could be an issue for residents with multiple vehicles.

We were looking for a comfortable and convenient place for our retirement, and Sun Affordable Flats seemed like a good option. The 2 BHK flat we are considering has a built-up area of 790 sq.ft, which is a manageable size. Having 24/7 water supply and power backup are essential amenities for us, and they are provided here. The location in Neb Sarai is relatively peaceful compared to the main city areas. The project is ready to move, so we don't have to wait. Sun Real Estate is the developer. The only minor issue is that the nearest metro station is nearby, which means a short auto or cab ride is necessary for public transport access. Otherwise, it's quite satisfactory.
