I bought it considering the ready-to-move status and the project completion in 2019. The location on Sinhagad Road is accessible, though the internal lanes could be better. Soba Construction is a known developer. The amenities like the clubhouse and gymnasium are standard. The rainwater harvesting and water conservation systems are good environmental features. My main concern is the lack of readily available OC, which might affect future resale value or loan options, despite it being a 2019 completion. I'm watching the rental demand in the area closely.

After yeaof renting, we finally bought our own 3 BHK in Soba Optima Phase II. We looked at several options and this one stood out. We chose a flat with a built-up area of about 1300 square feet. The price was about 1.7 Crore, which was a stretch but manageable. It's important for us to be near good schools, and Sinhgad Spring Dale School is nearby. The community buildings and landscaping are nice touches. The only concern is that the OC is not available yet, which makes us a bit nervous about future approvals, but it was completed in 2019.
