Having lived in Bhubaneswar for yea, I found Sj Royal Heritage in Patrapada to be a good option. It was ready to move in since April 2011, which is quite a while ago, but the building appeawell-maintained. I considered a 3 BHK, around 1430 sq.ft, which seemed reasonably sized. The proximity to St. Xavier's High School is a major advantage for my children. The gymnasium is a good facility to have within the complex. We purchased a 1300 sq.ft 2 BHK in Sj Royal Heritage a few months ago. The location in Patrapada is quite accessible, though getting onto NH-5 takes about 4 kilometeSJ Developeseem to have a decent track record. The construction quality looks solid from the outside. We were looking for something ready to move and this fit the bill perfectly. The 24x7 security is a definite plus for peace of mind. My only minor concern is that the common areas could be a bit better maintained, especially the lobby.

I invested in a 3 BHK unit at Sj Royal Heritage, approximately 1430 sq.ft. The project has been ready to move since April 2011, so it’s not new construction, but the area is developing. Patrapada is a strategic location in Bhubaneswar, with good connectivity to highways like NH-5, although it's nearby. SJ Developeis the builder. The availability of power backup and maintenance staff are good points for rental potential. My only reservation is the lack of readily available budget and price information, which makes assessing true value difficult.

We decided on Sj Royal Heritage primarily because of its location in Patrapada. St. Xavier's High School is very close, making the morning commute much easier for our kids. We bought a 3 BHK which is around 1430 sq.ft. The apartment is ready to move, which was convenient. The availability of a gymnasium and power backup are great facilities for the family. SJ Developehave equipped the complex with necessary amenities. My only small complaint is that the internal roads within the project can feel a little cramped when navigating.

This is my very fit apartment purchase and I chose Sj Royal Heritage. I opted for a 1300 sq.ft 2 BHK. It is ready to move in which was a big deal for me. The area in Patrapada seemed promising. I liked the fact that there is a maintenance staff available. The gymnasium is also a nice amenity. I visited the site a couple of times and the salespeon was helpful. The building looks good. SJ Developehave a presence in Bhubaneswar. The location in Patrapada is decent, with Manipal Hospitals nearby which is convenient. Power backup is a critical amenity for someone like me, and it is available. Overall, it is a comfortable place to live, although the finishing in some internal areas could have been better.
