    Shriram Shreshta looked like a solid investment opportunity in Madukkarai. The villas are ready to move in, which is a huge plus for investolooking for immediate rental income. I checked out the 3 BHK, which has a built-up area of 1730 square feet, quite spacious for the price point of around 50-60 Lakh range. The direct highway access via NH 47 is excellent for connectivity. The developer, Shriram Properties, has a decent track record. My only minor concern is that OC was not available, which might be a red flag for some buye, but for pure investment, the rental potential in this growing area is attractive. The greenery is also a good selling point for tenants.
