The pricing for a 3 BHK, ranging from 1347 to 1565 square feet, fell within the 77.87 Lakh to 87.93 Lakh budget, which seemed reasonable given the location in Chennai West. The fact that OC was received and it was ready to move in November 2021 adds credibility. The inclusion of a Water Treatment Plant and Metro Water supply is a practical plus. However, I did notice the pricing is slightly on the higher end compared to some other projects in the vicinity, though the amenities like a gymnasium and swimming pool do justify it to some extent. I need to do further analysis on rental yields.

I bought a 2 BHK flat in SB Apsara Greens last year. It’s a comfortable size, around 1114 square feet built up area. The location in Madhuravoyal is quite convenient, especially being so close to Apollo Hospitals, which was a major factor for me. The UDS of 60% is also good. Everything seems to be in order with the flat itself, and it was ready to move in November 2021 as promised. The developer, SB Properties, seems to have a decent track record. My main concern is the traffic on the main road during peak hou, which can be quite heavy.

We liked the 2 BHK configuration, which is 1114 square feet, perfect for us. The area in Madhuravoyal is developing well. The Car Parking facility is adequate, and the presence of a Gymnasium is a bonus. The price was a bit higher than we initially expected, around 77.87 Lakhs for the smaller 2 BHK, but the build quality seemed solid. Having Metro Water and a Water Softner Plant is also a plus. The proximity to the Chennai Bypass is useful for commuting.

Its proximity to The Schram Academy, practically nearby, is a huge advantage for our children. We also appreciated the Vastu compliant design and the landscaping. The price point was within our range for the quality offered. The Metro Water supply and 24X7 water availability are critical for us. While the project is ready to move, the construction dust from nearby ongoing developments was a bit of a nuisance during our site visits. Overall, it feels like a good decision for family living.

The location in Madhuravoyal, close to Koyambedu Metro Station (about 3.87 KM), gives good connectivity. The price was manageable for me, falling under 80 Lakhs. Having a children's play area and a swimming pool was important for my future plans. The fact that there is No GST payable is a significant saving. The entrance lobby looks quite grand. I am still learning about the whole process, but the sales team at SB Properties was helpful.

We recently moved into our 3 BHK apartment at SB Apsara Greens. The built-up area is around 1565 square feet, which gives our children plenty of room to play inside. The location is fantastic, being close to Apollo Hospitals and The Schram Academy means we save a lot of travel time. The swimming pool and children's play area are big hits with the kids. The 60% UDS is quite generous. The price for our unit was close to 87 Lakhs. One thing that is a bit of a drawback is the noise from the construction happening nearby, even though the project is ready to move. Also, the car parking spots feel a little cramped.
