We just finalized our fit flat purchase at S P Siddheshwar Plaza in Karelibagh. It's a 2 BHK and the carpet area is around 497 sq.ft, which feels decent for a start. The price was within our budget, about 28 Lakhs, which made it easier for us to decide. We liked that it's ready to move in, so we don't have to wait long. The location is convenient, close to Amit Nagar Circle bus stop. The developer, S P Infra, seems to have completed the project back in 2016. One small thing is that the valet parking is a bit of a hassle, I prefer to park myself, but it's not a dealbreaker. The entrance lobby looks quite nice.

I acquired a 2 BHK unit at S P Siddheshwar Plaza as an investment. The carpet area is about 500 sq.ft, a standard size for rentals. My main consideration was the potential for rental income, and Karelibagh is a developing locality. The proximity to The Bright School, nearby, is a positive factor for attracting families. However, I do have concerns about the lack of an OC certificate; it makes future transactions potentially more complicated. Also, the surrounding roads can get quite busy.

One drawback is the parking; it feels a bit congested for larger vehicles.
