We needed a starter home and this 1 BHK in Rungta Suvarn caught our eye. It's 500 sq.ft built up which feels decent for a couple. The price was around 25 Lakhs, which fit our budget. Being ready to move was a major factor as we didn't want to wait. The proximity to Narayana Hospital is a huge plus for us, just in case. The Khudiram Metro is also a short distance, making commutes easier. The only minor issue is the road leading to the project can be a bit narrow and busy during peak houOtherwise, it’s a good deal for a fit home in Kolkata.

I evaluated Rungta Suvarn purely from an investment pepective. It is a ready to move project completed in March 2013, so there are no construction risks. The price point of 25 Lakhs for a 500 sq.ft 1 BHK in the Garia-Sonarpur area seems reasonable for rental yield potential. The area has seen development. Being close to the Ram Krishna Mission and Narayana Hospital are good locality markeHowever, I was a bit concerned about the lack of readily available information on OC received, which might affect future resale value or loanability. The builder, Rungta Group, has a track record, but transparency on the OC would have been better.

Finding a decent 1 BHK flat that is ready to move was my priority. Rungta Suvarn offered a 500 square feet unit for about 25 Lakhs. The location in Sonarpur, Garia is quite accessible. It’s very close to Khudiram Metro, which is great for my daily commute to the city. Also, Narayana Hospital is nearby, offering peace of mind. The flat itself is functional and the built-up area is adequate for one peon. I did notice some dust and noise from the surrounding areas, which is common in developing parts of Kolkata. However, given the price and connectivity, it felt like a good compromise for my needs.
