  I am purchasing a home for my parents in Redbrick Sri Nivas, Chennai. They need a comfortable and well-located place. I am looking at a 3 BHK flat with a carpet area of 938 square feet. The price is approximately 1.45 crore. It is important that the property is ready to move, and this one is. The location in T. Nagar Village is quite accessible, with AG DMS Metro Station nearby, making it easy for them to travel. Redbrick Realtor is the developer behind this project. My parents are concerned about noise from traffic, and while the location is good, it is close to main roads. They also mentioned that the carpet area of 938 square feet felt a little smaller than expected for a 3 BHK.

  We were looking for a spacious home in a central part of Chennai and found Redbrick Sri Nivas. The 3 BHK flat we looked at had a carpet area of 976 square feet, which is quite large. It is ready to move in, which was a big plus for us as we did not want to wait. The location in T. Nagar Village is reasonably close to Mount Road and Arcot Road, nearby. This makes commuting easier. The price was within our budget, around 1.5 crore. The developer, Redbrick Realtor, seems to have a decent track record. One thing to note is that the OC received status is not available, which might be a concern for some, but we are proceeding.

We are looking at a 3 BHK flat, specifically the one with a carpet area of 938 square feet. The price is around 1.45 crore, which fits our budget for a family home. Having a closed car parking space is also very convenient for us. The project is ready to move in, so we can settle in quickly. Redbrick Realtor has developed this residential complex in T. Nagar Village. We did find the parking area slightly cramped if you have larger vehicles.

The price was 1.51 crore, which I felt was a bit high, but the potential for rental income in this area is good. It's ready to move, so I can rent it out immediately. Proximity to major roads like Mount Road and Arcot Road, both nearby, is a positive aspect for potential tenants. Redbrick Realtor is the developer. While the OC received status is not available, the project completion was August 2019, which is quite some time back. The closed car parking is a standard amenity.

  Evaluating Redbrick Sri Nivas from a financial pepective, the prices ranging from 1.45 crore to 1.51 crore for the 3 BHK flats seem a bit steep considering the carpet areas are between 938 and 976 square feet. However, the project is ready to move, completed in August 2019, which means immediate possession and no construction delays. The location in T. Nagar Village, Chennai South, offegood connectivity with Mount Road and Arcot Road nearby. The developer is Redbrick Realtor. I couldn't find any information on whether OC was received, which is a point for due diligence. The provision for closed car parking is standard.

I did notice that the traffic on the main roads can be a bit heavy during peak hou, but that's common in Chennai. Overall, a good option.
