I purchased a 2 BHK flat in Raghav Ram Nivas, located in Nanmangalam, Chennai South. The built-up area is around 950 square feet, which is a decent size. The price point of 43 Lakhs felt reasonable for the area, especially since it is ready to move. Raghav Foundations completed this project in 2016, so it’s not brand new but that means the kinks should have been worked out. My main goal is rental yield and this area shows promise for growth. The proximity to Madipakkam is also a plus for tenant accessibility. I am hoping for a good return on investment in the coming yeaThe only amenity is a lift, which is standard. I did notice some dust from ongoing construction nearby.

My only concern is the traffic during peak houon the main road, it can get quite congested. But overall, the convenience for school pickup and drop-off makes it worthwhile.
