Being a government employee, I appreciate the straightforward buying process and the fact that the property is ready to move. The price was around 28.64 Lakh, which fit my budget well. Sumathi Global Developehave provided basic amenities like a paved compound and security. The location in Guduvancheri, Kuthanoor, is developing, but it offea calmer environment than the city. However, the dust from ongoing construction in the vicinity can be quite botheome at times, and the roads leading to the project aren't the best.

This Praney Square project in Guduvancheri has been a peaceful place to settle down. The villa we bought is a 2 BHK with 860 square feet builtup, which is a good size for us. Having Sivananda Gurukulam so close, basically zero distance, is very convenient for morning walks and peace. The paved compound and 24x7 security are reassuring. We purchased it in 2013 when it was completed, and it has been a quiet neighborhood since. The price was quite reasonable back then, around 30 Lakhs. Guduvancheri is a bit far from the main city, close to PREM SCANS and close to S. R. M. College Bus Stop, but the price was within our budget, falling between 28.64 Lakh and 34.4 Lakh. The developer, Sumathi Global Develope, has equipped the project with 24x7 security and a paved compound, which is good. My main concern is the travel time to my new hospital each day, which might be a bit much. However, the peace and quiet of the villa compared to the city center is a definite advantage.

The location in Guduvancheri, Kuthanoor, offea quieter setting away from the city hustle, which is what we wanted for our weekend getaway home. It was ready to move, which was convenient. The price point, around 34.4 Lakh for this size, felt fair given the villa format. The paved compound and rain water harvesting are good practical features. While the project itself is well-maintained, the access road can be a bit narrow and congested during certain times, which is a minor inconvenience when driving in and out. Overall, it's a decent property for its purpose.
