  We are currently renting and decided to upgrade to our own home. Prabhu Orchard Phase 1 by Prabhu Dahan Developein Rasapunja, Raypur offered a good solution. We opted for a 3 BHK which is 1333 square feet, providing much needed space. The budget of approximately 34.66 Lakh was manageable for us. The community hall and multi-purpose hall are great features for family gatherings. Construction is ongoing, with completion set for November 2026. The main concern for us is the distance to Gems Akademia International School, which is over 7 kilomete, making daily school runs a bit of a journey. We are hoping the developer deliveon time.

I checked out the 2 BHK which is 964 square feet, a comfortable size. The price is around 25.06 Lakh, which is acceptable for my savings. The landscaping and tree planting mentioned in the amenities are appealing for a serene environment. The project is under construction and scheduled for completion in November 2026. While the planned sports facility is a nice touch, I am a bit worried about the construction dust and noise until then. Overall, it looks like a decent investment for the future.
