We recently purchased a 754 Sq.ft flat in Oliyas Banyan, mainly because of its prime location right on Old Mahabalipuram Road and East Coast Road. For my business, easy access is key, and this project deliveon that front. The built-up area is decent for a 2 BHK. I appreciate the 24x7 security and CCTV surveillance, which gives peace of mind. The price point around 47.13 Lakhs felt competitive for the area. We are still waiting for the final OC, but the construction quality looks solid. The Vastu compliant design was also a significant factor for us. The developer, Oliyas Construction, seems to have a good reputation.

We just moved into our new 2 BHK at Oliyas Banyan. The size is good, around 780 Sq.ft, perfect for us. Being right near OMR and ECR means my commute to the IT corridor is a breeze, probably less than 15 minutes now. We really liked the landscaping and tree planting, it makes the place feel greener. The power backup is a big plus given Chennai's weather sometimes. The only issue is the car parking can feel a bit cramped, especially during weekends when visitocome. But overall, it’s a modern project by Oliyas Construction and feels like a good investment for the future. The community hall is a nice touch too.

We moved into Oliyas Banyan a few months ago with our two children. The 2 BHK flat we chose is 805 Sq.ft, which feels spacious enough. The children's play area is well-maintained and safe, which was a top priority for us. Jeppiaar School being nearby is incredibly convenient. We also appreciate the 24x7 water supply and the gated community aspect ensuring security. The community hall is useful for gatherings. One thing I've noticed is that the road leading to the project can get quite congested during school drop-off and pick-up times. Despite this, the overall environment is pleasant, and Oliyas Construction seems to have provided good facilities like landscaping and ample parking for residents.

As a teacher couple, we were looking to upgrade from our rented place and found Oliyas Banyan a good option. We bought an 818 Sq.ft flat. The children's play area is a great amenity for families. It's also convenient that Jeppiaar School is nearby, making the commute for our kids much shorter. The project is a gated community with 24x7 water supply, which is essential. We did find the traffic on OMR can get quite heavy during peak hou, which is a minor concern. However, the overall community feel and the ready-to-move-in status were big positives. The price range of 47.13 L to 51.13 L fit our budget after considering a loan.
