The pricing between 30.94 Lakh and 33.54 Lakh seemed quite reasonable for Manikonda, especially considering it's ready to move. My main focus was the developer, NR Develope, and their past record. While the project was completed in 2010, the overall construction quality appeared solid. The location is convenient for accessing Gachibowli, which is practically adjacent. One small thing is the lack of updated OC status, which can sometimes be a concern for resale value, but for self-use it's less critical. The amenities like the swimming pool and gymnasium are well-maintained.
