We were renting a small place and decided to upgrade. We chose a 3 BHK in Modi Splendour. The built-up area is up to 1493 Sq.ft, which is a significant improvement for us. The price was around 55 Lakhs. The project has a gymnasium, sauna bath, and a swimming pool, which are great facilities. Modi Splendour is located in Gajulramaram Kukatpally, North Hyderabad. It's also 100% Vaastu Compliant, which was important to us. The proximity to Kukatpally at nearby is useful. However, the road leading to the project could be better maintained, it's a bit narrow and dusty.

I recently moved into a 2 BHK at Modi Splendour. The location in Gajulramaram Kukatpally is convenient, and being close to the KPHB Colony Metro Station at nearby is a big plus for my commute. I liked that the project is vastu compliant and has features like a water softener plant. The built-up area is a decent 746 Sq.ft for a single peon or a small family. The price was around 35 Lakhs, which felt reasonable for a ready-to-move-in apartment in this area. There is a medical store and pharmacy within the complex, which is very convenient. The gymnasium is also a good facility to have.

Modi Buildehave provided several amenities like a swimming pool and tennis court, which are nice additions. The price for the larger units goes up to 66 Lakhs, which is on the higher side but acceptable for the space and location. It's located in North Hyderabad, Gajulramaram Kukatpally. A slight drawback is that the OC received status is not available, which might be a concern for some buyeHowever, the area is developing well.

The area feels lively and developing. We are happy with the proximity to essential services like Haha Hospital also at nearby.
