I recently acquired a plot in Krishna Enclave 1, located in Morta Village, Ghaziabad. The project offeplots ranging from 100 sq.yd. To 250 sq.yd., and I opted for a 120 sq.yd. Plot. My primary reason for investing here is the location's potential for appreciation, given its proximity to the Rapid Rail Station (nearby away) and the metro station (about 7 km). Planet Hub has advertised this as a gated society with 24x7 security and CCTV surveillance, which adds to the appeal. The Pakki Registry and Dakhil Kharij are also important for investolike me. The price point, from 28 Lakhs to 70 Lakhs, seems competitive for this area. One minor concern is the availability of OC, which is not yet listed, but it's a ready-to-move project completed in January 2024.

The project is ready to move, and the registry is done, which is a big plus. My only small worry is the traffic on the main 80 ft. Road entry during peak hou; it can get quite congested. However, the internal 25 ft. Roads should be fine once the society is fully occupied. We are excited to start construction soon.

Also, the main road entry is 80 ft, but the internal roads are narrower, between 20-25 ft. This might become a slight issue for heavy traffic in the future. The Pakki Registry and Dakhil Kharij are already done, which simplified the paperwork for us. The price range is quite reasonable for the area. The only drawback we noticed is that the internal roads are not very wide, only 20-25 ft. This might feel a bit cramped once more people move in. Otherwise, we are happy with our decision to invest here.

The price was within our budget, around 40 Lakhs for the plot size we chose. The developer, Planet Hub, seems to have completed the basic amenities like street lighting and a children's play area. Security is also a plus with 24x7 guards and CCTV.
