We decided on Kolte Patil Life Republic Sector R16 16th Avenue for its peaceful environment and the large number of trees in the botanical garden. My wife loved the gazebo and landscaping. We opted for a 2 BHK, around 600 Sq.ft, which fits our needs perfectly. The price was around 75 Lakh, which felt fair considering the amenities like a gymnasium and amphitheater. The project is ready to move, and Kolte-Patil Developehas a solid presence. The 24x7 security and fire fighting system provide a sense of safety. The only slight drawback is the distance to the main Mumbai Pune Bypass Road, requiring a bit of a drive on internal roads. However, the overall quality and the project's completion give us satisfaction.

We purchased a 2 BHK apartment in Kolte Patil Life Republic Sector R16 16th Avenue for my parents. It's ready to move, which was important so they could settle in quickly. The size of 452 Sq.ft to 719 Sq.ft is adequate for them. The project has good amenities like 24x7 security, 24x7 water supply, and a lift, which are essential. The Life Care Multispeciality Hospital being nearby provides peace of mind. The price was on the higher side, touching 1.02 Cr for the larger configurations, but the location in Marunji, Punawale, and the developer Kolte-Patil Develope' reputation made it a choice. Dust from ongoing construction in nearby areas is a bit of an issue currently, but hopefully, it will reduce.

Kolte Patil Life Republic Sector R16 16th Avenue caught my eye because of its extensive amenities. A 19000 Sq.ft clubhouse, cricket pitch, swimming pool, and even a skating rink are quite impressive for a residential project. I bought a 719 Sq.ft, 2 BHK apartment, which was priced at around 85 Lakh. The Vastu compliance and the botanical garden with 7000+ trees add a nice touch. Being ready to move in December 2022 was a big advantage. The developer Kolte-Patil Developeseems to have focused on lifestyle features. My main worry is the access road; it’s not the widest and can be a concern during peak times or for larger vehicles. Water supply is usually good, but we'll see how it performs in peak summer.

The 2 BHK apartments have a built-up area ranging from 452 Sq.ft to 719 Sq.ft, which felt spacious enough for us. The price point of around 70-80 Lakh seemed reasonable for the amenities offered. The clubhouse is quite large, about 19000 Sq.ft, and has a gymnasium and table tennis, which we liked. Also, the proximity to Podar International School is a plus for our future plans. The only thing is the traffic on Dange Chowk Road can get quite heavy during peak hou, so commuting needs planning. Otherwise, the developer Kolte-Patil Developeseems to have delivered a decent project.
