The developer, Keltech Infrastructure Ltd, has a decent track record. While the OC is not available, the project has been occupied for a while. The main concern for an investor is the resale value potential, which I am monitoring closely. The amenities like the gymnasium and swimming pool add to the appeal for tenants.

The location in Crossings Republik, Sector 16, is decent with NH-24 only 2 kilometeaway, making commutes manageable. The price of 1.03 Crore onwards was a bit high for us but we managed the budget. The swimming pool and gymnasium were also big draws. The only issue we're facing now is finding parking for our second car; the designated spots are quite tight.
