    I purchased a 4 BHK unit in Kautilya Nilay as an investment, mainly due to the location in Naranpura, Central West. The built-up area for the 4 BHK is 1644 sq.ft. The project is ready to move in, with completion expected in March 2026. KAUTILYA TILYA ILYA LYA YA A has a decent reputation for timely delivery based on their past projects. The area is well-connected with 120 Feet Ring Road nearby. While the price details were not available to me, I believe the rental potential in this area is strong given the proximity to Marengo CIMS Hospital and the metro station. The landscaping and tree planting add a bit of green cover.

The location behind Navrang High School is very accessible, and the Commerce Six Road Metro Station is nearby, which is great for our daily commute. The project offegood amenities like CCTV security and spacious parking. The landscaping and tree planting are a nice visual element. While the project is ready to move, completion is March 2026, which is a bit odd but we are told it's for final touches. The price was a bit higher than we initially planned, but the overall package seemed worth it.

    We chose Kautilya Nilay because of its proximity to schools. St. Xavier's High School Loyola Hall is literally nearby, which is a huge relief for us. We bought a 3 BHK which has a built-up area of 1165 sq.ft, perfect for our family. The children's play area is well-maintained and the kids love it. The construction quality seems good, and the RCC roads within the complex are a nice touch. The management has also put in place solid waste management and disposal systems. Our only slight concern is the dust from nearby ongoing construction, but hopefully, that will settle down soon. The 24x7 CCTV surveillance provides good peace of mind.

Being close to Ankur Road and Naranpura Road makes commuting easier for my partner who works in the IT sector. The decorative main gate and compound wall give a nice fit impression. Parking is quite spacious, which is a big plus in Ahmedabad. One thing we are still getting used to is the traffic noise during peak hou, as it's quite close to the main roads. But overall, the high-speed elevatoand 24/7 water supply are great conveniences.
