The price for a 980 square feet apartment was around 37 Lakhs, which seemed like a good entry point. It's ready to move in, meaning potential for immediate rental income. The Karnataka Housing Board is a known developer, though this project was completed a while back in 2011. My main concern is the lack of an OC, which might pose challenges for future resale or bank loans. However, the rental yield potential is what I am focused on. The basic amenities are present.

I purchased a 3 BHK apartment which is 1320 square feet, offering plenty of room. It's good that it is ready to move in. The amenities like solar water heating and rain water harvesting are definitely a plus for long-term living. The price was around 45 Lakhs, which felt fair given the size. My only concern is the proximity to Mysore Road; traffic can get quite heavy during peak hou, and Kengeri itself can be dusty at times. Otherwise, the project by Karnataka Housing Board is decent.
