The 2 BHK configuration with a built-up area of 1438 sq.ft is standard. The starting price of 1.16 Crore is on the higher side, considering it's an older project and the OC is not available. However, the location's evergreen appeal in Kochi and the presence of amenities like a jogging track and 24x7 security are positives. The proximity to Atlantis Bus Stop (0.8 km) and Kadavanthra Metro Station (1.8 km) adds to its connectivity. But the age of the building and the missing OC are definite drawbacks to consider for resale value.

    Our kids go to Bhavan's Vidya Mandir, so the proximity to the school was a major factor. IFCI Aerie is just a short drive away. We booked a 2 BHK flat here, and the built-up area of 1438 sq.ft provides decent room for the family. The project was completed in July 2012, so it's quite established now. We liked the cycling and jogging track provided. The only slight downside is that the OC was not available, which was a bit of a worry, but everything else seemed fine. The Medical Trust Hospital is also nearby, which gives us peace of mind.

    We were looking for something ready to move in and IFCI Aerie fit the bill. The 1438 sq.ft area for the 2 BHK felt spacious enough for us. Panampilly Nagar is a great locality, very central. Getting to Atlantis Bus Stop is about a 10-minute walk, which is convenient. The price point of 1.16 Crore onwards seemed reasonable for this area and the size. They have a children's play area which is a nice touch, though we haven't used it much yet. The landscaping looks good. One thing though, the traffic around Panampilly Nagar can get quite bad during peak hou, which is a bit of a concern for our daily commute.

The location is fantastic, very central in Kochi. I can easily get to Kadavanthra Metro Station which is nearby. The 24x7 security and power backup are essential for me as I live alone. The children's play area and jogging track are good amenities, even if not directly for my use. The landscaping and tree planting make the complex feel green. It's a solid property from IFCI Infrastructure.
