It’s conveniently located with Centre Point School Katol Road just 2 kilometeaway, which is good for future planning. Also, KIMS-Kingsway Hospitals is nearby at the same distance. My only minor concern is that the OC status is not available, which is something to consider for future transactions. Otherwise, it’s a solid property.
