The price point was 1.15 Crore, which seemed competitive for the size and location in Sector 4 Greater Noida West. This project was completed in 2010, and it's ready to move in. My primary reason for investing here is the potential for rental income due to the proximity to the Noida Greater Noida Link road. The developer, GauGroup, has delivered several projects, so I am confident in their ability. The area is seeing a lot of new developments, which should increase property values. The Vastu compliant design is a plus for many tenants. I will be looking at leasing it out soon.

I purchased a 2 BHK flat, 860 sq.ft, for around 67.05 Lakh. The location in Sector 4 Greater Noida West is developing rapidly, and it’s convenient with commercial spaces and entertainment options nearby. The apartment has good natural light and ventilation. I appreciate the 24x7 security and intercom facility. However, I did notice that the parking spaces are a bit tight, especially if you have a larger vehicle. Power backup is crucial, and it’s good to have that here. The proximity to Sector 62 Noida Metro Station is also a plus for commuting.
